Are you an online agent?
No. Both our agents and solicitors work under the same roof and alongside each other at our office in Kingston. You are welcome to drop by at any time during office hours and no appointment is necessary. However, if you are looking to meet with a specific member of staff, please do contact us in advance.
Is your £1,450 agency and conveyancing package really all-inclusive?
Absolutely and you will only ever pay this if and when your property is sold. All known costs and disbursements such as office copies of your title, EPC and bank transfer fees that are often added to solicitor invoices at completion are also included in our fee.
However, please note our fee does not include liabilities to 3rd parties such as the redemption of your mortgage at completion and costs payable to your management company for producing a leasehold management pack (if applicable). In rare circumstances where there is a defect in your property’s title it may be necessary for your solicitor to prepare corrective additional deeds and documentation. Whilst we will never charge you for the additional work, you will be responsible for any payments due to 3rd parties (such as the Land Registry).
Do I have to pay anything upfront?
No we do require any upfront payment. However, where your property is leasehold, your management company will usually ask that you pay a fee to complete their management pack.
Will my property be advertised on the leading Property Portals?
Is your low fee a reflection of the level of service I can expect to receive?
No. We provide a full agency and conveyancing service that we believe is more effective and results in a significantly less stressful and more cost effective experience for our clients.
Our emphasis on online property visualisation through a combination of quality photography, 3d floor plans, 360 virtual tours and/or video combined with our being able to begin the legal process at the point of your property being marketed allows us to both find you a suitable buyer quicker and put you in a position to complete on your sale earlier than many other agents and solicitors.
We do ask that where possible our clients assist with viewings when we are not able to do so. This is particularly the case where potential buyers are not able to view during usual office hours. There is no obligation to do this however and we will deal with all your viewings should you not be able or not wish to do so.
Questions about buying
Are you able to do the conveyancing for our onward purchase?
Yes our fixed fee for carrying out the agency and conveyancing for both your sale and purchase is £2950 + Vat. Please note however that as costs and disbursements vary according to the value of the property you are buying, we are not able to include these in our fee. We will however let you know exactly what these will be prior to starting work.
The most significant of these are Land Registry fees and Stamp Duty Land Tax (where applicable).

Calculating your SDLT liability is slightly more complex though you can use the GOV.UK calculator here to work this out. However, as there are numerous variables with regard to how the tax liability is calculated, we would recommend that you get in touch with us to let you know exactly what this will be.
Are you able to help with financing and property surveys?
Yes we are able to recommend good mortgage brokers, chartered surveyors and EPC providers. As we receive no financial incentive from any providers, you can be certain that our recommendations are completely independent.
